If you suspect a material contains asbestos, the only way to be certain is laboratory analysis. Our surveyors take carefully collected bulk samples and dispatch them to a UKAS-accredited laboratory — with results typically returned within 24–48 hours.
Asbestos sampling is the process of collecting a small piece of suspected material and sending it to an accredited laboratory for analysis under polarised light microscopy (PLM). The test confirms whether asbestos fibres are present, and if so, which type — chrysotile, amosite or crocidolite — and at what percentage. This information is essential before any refurbishment, demolition or maintenance work, and also underpins your asbestos register.
Our surveyors follow strict sampling protocols: the area is dampened to suppress fibre release, the sample is taken using correct PPE, and the void is immediately sealed with a self-adhesive patch. Chain-of-custody documentation accompanies every sample to the laboratory.
Artex & Textured Coatings
Common in pre-1985 ceilings and walls
Ceiling & Floor Tiles
Vinyl floor tiles and ceiling tiles pre-1985
Cement Sheets & Roof Panels
Garage roofs, soffits, fascias, rainwater goods
Pipe Lagging & Insulation
Boiler flues, pipe runs, loose-fill loft insulation
Every sample is analysed by a UKAS-accredited laboratory using polarised light microscopy for legally defensible results.
Standard results returned within 48 hours; same-day express analysis available for urgent projects.
Full written report provided — fibre type, percentage, risk category and recommended action for each sample.
All samples taken under strict fibre-suppression protocols with correct PPE, then the void is sealed — zero contamination risk.
When do I need asbestos sampling rather than a full survey?
Targeted sampling is appropriate when you already know the location of the suspected material and simply need laboratory confirmation before disturbing it. A full management or refurbishment survey is needed when you require a comprehensive register of all ACMs in a building.
How many samples will be taken?
The number depends on how many distinct material types are suspected. For a single material, as few as one or two samples may be sufficient. For bulk sampling programmes covering an entire building, our surveyor will advise on a statistically representative sample number in line with MDHS101 guidance.
Will the sampling damage my property?
A very small piece of material — typically a few centimetres — is removed. The void is immediately patched with a self-adhesive seal to prevent any fibre release and minimise cosmetic impact. Most homeowners find the patch barely noticeable.
What happens if asbestos is found?
We will advise you on the appropriate next steps based on the material type, its condition and how likely it is to be disturbed. Options range from management-in-place with regular reinspection, through to licensed removal. We can provide a fixed-price removal quote at the same time as delivering your sampling results.
