BOHS P402 Qualified Surveyors
From pre-purchase homebuyer reports to fully intrusive commercial Refurbishment & Demolition (R&D) surveys. Fully compliant with CAR 2012 across Surrey and London.
Duty to Manage
If you are responsible for the maintenance of non-domestic premises, you have a legal 'duty to manage' the asbestos in them, to protect anyone using or working in the premises from the risks to health that exposure to asbestos causes.
Failure to comply with CAR 2012 can lead to heavy fines, prosecution, and severe delays to building or demolition projects. Our qualified surveyors provide comprehensive registers and risk assessments to ensure you remain fully compliant and your building remains safe.
All suspected asbestos-containing materials (ACMs) sampled during our surveys are sent to an independent, UKAS-accredited laboratory for bulk analysis, ensuring 100% accuracy and impartial results.
Tailored to your needs
We provide the full spectrum of asbestos surveys required by UK law. If you are unsure which survey your project requires, our team will advise you completely free of charge.
Previously known as a Type 2 survey. This is the standard survey required for commercial buildings to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs in the building which could be damaged or disturbed during normal occupancy.
Best for: Ongoing compliance & commercial leasing.
A fully intrusive survey required before any significant building work, upgrades, or demolition takes place. It ensures that nobody is harmed by working on ACMs in the premises. The area must usually be vacated during this survey.
Best for: Prior to active construction or demolition.
Buying a new home? Especially popular for properties built before the year 2000. This survey identifies potential asbestos liabilities (like textured coatings, floor tiles, or garage roofs) before you sign the contract, saving you from expensive surprises later.
Best for: Homebuyers and residential property investors.
If you only have one specific area of concern (e.g., a suspicious ceiling or a shed roof), you do not need a full building survey. We can visit, safely take a sample, and have it analyzed at the lab quickly and cost-effectively.
If asbestos is left in situ and managed, the law requires its condition to be regularly monitored (usually annually). We can update your existing asbestos register, noting any deterioration or changes to the risk level.
Whether it's for a house purchase or you've found suspect materials during active building work, we can often mobilise a surveyor to site within 24 hours.
