Long-Term Asbestos Monitoring

For buildings with managed asbestos or following recent removal, ongoing monitoring is both a legal obligation and a practical safeguard. We provide scheduled re-inspections, air quality assessments, and register updates for duty holders across Surrey and London.

Your Ongoing Responsibilities

Your Responsibilities Don't End When the Removal Does

If asbestos-containing materials remain in your building under a management plan, or if removal work has recently been completed, regular monitoring is a requirement of the Control of Asbestos Regulations 2012. Duty holders must ensure known ACMs are regularly re-inspected and the asbestos register is kept current. Even after a clean clearance certificate, periodic monitoring provides additional reassurance — particularly for heavily occupied commercial premises.

  • Scheduled re-inspection visits on 6-month, 12-month or bespoke programmes
  • Condition assessments for ACMs left in-situ under management plans
  • Air quality assessments post-removal or during management periods
  • Asbestos register and management plan updates after every visit
  • Compliance documentation formatted for Health & Safety files
  • Duty holder support — we manage the full re-inspection cycle
  • Reports flag any changes in ACM condition requiring action

Keep Your Building Compliant Year-Round

Duty Holder Support

We help building owners and facilities managers stay compliant with Regulation 4 (CAR 2012) by managing the full re-inspection cycle and updating the register after every visit.

Air Quality Checks

Post-removal monitoring verifies no residual fibres are present. We use UKAS-accredited analysis and issue formal air quality certificates for your compliance file.

Register Updates Included

After every visit we update your asbestos register and flag any changes in ACM condition. Your management plan stays current and legally defensible.

Flexible Scheduling

Monitoring programmes are built around your building type, ACM risk profile, and occupancy patterns — coordinated to cause minimal disruption.

Common Questions

Frequently Asked Questions

How often should asbestos be re-inspected?
The regulations take a risk-based approach. High-risk materials in deteriorating condition should be re-inspected every 6 months. Lower-risk ACMs in good, stable condition may be re-inspected annually. Your management plan should specify the schedule for each material.
Does asbestos left in place still need monitoring?
Yes. Asbestos left in-situ must be monitored regularly to ensure its condition does not deteriorate. Any change — damage, cracking, surface erosion or disturbance — requires reassessment and potentially removal.
Can you manage our asbestos register on our behalf?
Yes. We offer a fully managed service where we maintain your register, carry out all re-inspections, and update your management plan after every visit. Contact us to discuss an annual managed compliance programme.
